If you create a new tenancy after 1st May 2026 you must give your tenant a written statement of terms.  The best way to do this is to give then a written tenancy agreement.

If you have a tenant who was given a AST prior to 1st May 2026 you do not need to give them a new tenancy agreement, but must provide them with a copy of  the Renters Rights Act Information for tenants sheet by 31st May 2026.

If you have a exiting tenancy, but did not give a written agreement prior to 1st May you need to provide your tenants with a written statement of terms by 31st May 2026.  You can find out what you need to include in your statement here.
