The new act amends the Landlord and Tenant Act 1985 to require that any property let by a landlord (private and social) is fit for human habitation when a tenancy is granted and remains so for its duration.  The Act will cover all tenancies of less than seven years on will come into force from 20th March 2019. 

Most good landlord will not have anything to worry about as well maintained properties will not be affected but properties that suffer from damp disrepair and lack of amenities such as water, cooking facilities, natural light and adequate drainage would be deemed unfit under the Act.
